For a Houston family with kids, Joyce looks for downstairs bedrooms, a study, and a real three-car garage without going over $500,000. This second house in her fan-search series is about $470,000, 2,575 square feet, on a 60-foot lot, with the third garage placed beside the others instead of tandem.

What this family asked for

The request was specific: three-car garage, a study, a little extra ceiling height, and a budget in the $400,000s rather than above $500,000. The house she found has a stone-and-off-white exterior, about 2,575 square feet, two stories, four bedrooms, three baths, and three garages.

Why the third garage placement matters

She spends time on the side garage because it is lined up with the other two, not tucked behind them. A tandem third stall sits behind the second garage and wastes lot width; this side-by-side layout is why the lot can be a full 60 feet wide. One garage is currently finished as an office.

Why she calls the layout practical for kids

  • Two downstairs bedrooms, which she says is easier if parents or grandparents live with the family
  • A study that can be used as a fifth bedroom

She flags a pantry door swing near the study as awkward. Price on this same plan is about $470,000, and she says there is still room to discount. The builder is also offering financing help, including a first-year rate promotion and about 1% toward closing, if the buyer uses the builder's lender.
