Why is this Fulshear home priced back at its 2019 purchase price?

This Fulshear house is listed at the same $400,000 the owner paid in 2019, even after the pandemic price run-up. The previous owner could not hold it, it went through foreclosure, came back asking $500,000, and has now been cut to $400,000.

How the price got back to 2019

Joyce dates the original purchase at $400,000 in 2019. By 2026, after the pandemic spike, the asking price is still $400,000. The story in between is that the prior owner could not keep the house. After foreclosure it returned to the market at $500,000, then dropped straight to $400,000.

What she walked through

The community is in Fulshear, which she describes as one of the fastest-growing cities on Houston's west side. The builder is Highland Homes, a mid-to-upper production builder. She notes 12-foot ceilings, wood-look tile that is durable and easy to clean, and a classic open layout: kitchen, formal dining, living room, and breakfast area so a family can cook, play, and watch TV in the same volume.

  • An extended covered patio that she says is an extra-cost item, even when the pad looks small
  • A stone fireplace upgrade she estimates in the thousands
  • Large, nearly floor-to-ceiling closets
  • Main-level living, with an upstairs bedroom, bathroom, and game/flex room
  • A three-car garage with an extra man-door, which she says could support a future rental conversion or easier storage access

Why does she call this a buyer window?

Rates are high, so she says sellers who need to move often have little choice except to cut price. That is the moment cash or financed buyers who have been waiting can pick up a discount. If you finance now, she adds that you can refinance later if rates fall. After she posted the house, several buyers came to see it.
