Two Sugar Land streets she already knows

Joyce’s live Sugar Land listing is 3702 Belle Grove Lane in Sweetbriar: 4 bedrooms, 3.5 baths, 3,658 square feet, built in 1984, on a 10,385-square-foot interior lot. HAR remarks on that listing call out a new roof on the main house from October 2024, a two-story living room with a gas fireplace and hardwood floors, a chef’s kitchen with island and breakfast nook, a first-floor primary suite, three upstairs bedrooms, and an 18-by-17 game room. The backyard is described as a brick-paved patio, gazebo, and rockery water feature, with a detached two-car garage and full sprinklers. HOA is $76 a month ($912 a year). The listing says it is minutes from I-69.

She also represented the buyer on 6810 Knoll Park Drive in Greatwood, which closed June 30, 2026. That 1992 house is 4 bedrooms, 2.5 baths, 2,307 square feet, on 7,175 square feet. The sold remarks describe Greatwood as a master-planned community with amenities, golf-course access, parks, and trails. The kitchen had already been remodeled with custom cabinets and granite; the house was sold as-is. Annual HOA on that listing was $1,265.

Schools the Sweetbriar listing actually names

Do not treat every Sugar Land street as the same attendance zone. The Belle Grove listing names three FBISD campuses: Colony Meadows Elementary, Fort Settlement Middle, and Clements High. Confirm enrollment with the district before you write an offer. What the listing is telling a family buyer is the combination she is selling: first-floor primary, game room up, a larger interior lot, and those three school names.

What her family-search videos are looking for

In What Houston floor plan actually works for a family with kids? Joyce’s checklist is downstairs bedrooms, a study that can become another bedroom, a real three-car garage that is side-by-side instead of tandem, and a budget in the $400,000s rather than above $500,000. That tour is a newer production house, not Sweetbriar. The Sugar Land listing is the move-up version of the same idea: first-floor primary, upstairs space for kids, and a yard already built out — at $649,900, which is a different budget than the $470,000 family plan in the video.

Use Sugar Land when the family already knows they want Fort Bend, an established street, and the school names on the Sweetbriar listing. Use the family-plan video when the same household is still deciding whether a west-side new build under $500,000 fits better than a larger, older Sugar Land house.
