Why this Katy street is on Joyce’s list

Joyce’s current inventory and her last three YouTube tours all pull toward Houston’s west side. In Katy, that currently means 24635 Signorelli Way in Camillo Lakes: a 2021 two-story waterfront house, 4 bedrooms, 2 full baths and 1 half bath, 2,465 square feet, on a 4,950-square-foot lot with lake views.

That listing is not a generic Katy postcard. HAR remarks put it on a quiet waterfront lot in a controlled-access subdivision, with a first-floor primary suite, a dedicated study, an upstairs game room, granite counters, vinyl plank floors, and a two-car attached garage. Monthly HOA on the listing is about $73, billed $875 a year.

What Camillo Lakes actually looks like

The cover photo on that listing is an aerial of the water: houses facing a canal, small piers, a fountain, and the kind of new-build street that has gone up in Katy over the last few years. Joyce’s copy calls out the Ellington floor plan, brick and cement-board exterior, slab foundation, and a fully fenced backyard with a covered patio. The house was refreshed after a tenancy and is listed as move-in ready.

How this fits the west-side market she has been filming

Camillo Lakes is one Katy answer to the same question — newer construction, water, and a locked subdivision — at a different price point ($335,000 on the current listing).

Just west of Katy, her Fulshear tour priced back to its 2019 purchase price is the other half of that west-side story: Highland Homes, a lot over 9,000 square feet, and an asking price that fell from $500,000 back to $400,000. She describes Fulshear as one of the fastest-growing cities on Houston’s west side. Buyers comparing Katy and Fulshear are usually comparing commute, builder inventory, and how much lot they want — not two unrelated metros.
